It’s easy to be impressed, but also distracted by design features when touring the job sites of prospective custom home builders.  After all, you’re getting excited at the possibilities and it helps you envision what you do and don’t want for your own custom home.

A site visit with your prospective builder can tell you a lot about who you will be working with and how well your values align.

Here are some less obvious elements to evaluate and how to read between the lines, when visiting a custom home builder’s job site.

Quality of Workmanship:

Inspect the quality of workmanship, especially in areas like baseboards, floor vents, tile trim and furnace room. If these areas are crooked, have gaps or look messy, they could be an indicator of larger craftsmanship concerns in areas you can’t see.

Structural Integrity:

Look for signs of structural integrity, such as straight porch posts, level door and window frames, and properly sloped porches. If you’re noticing concerns at an early construction stage, it’s a sign of larger quality issues that could cost you time and money down the road.

Attention to Detail:

Observe the small details, such as the placement of electrical outlets, light fixtures, railing posts and cold air return vents. This shows that your builder takes the time to consider the aesthetic and functional needs for when you’ll be living in your home.

Materials Used:

Look at the materials used for things such as hinges, paint, and siding. Ask what your builder thinks of them and why. Make note of the answers to research them when you get home. This will offer you a comparison point and guide budgeting, but also help you assess their level of knowledge.

Cost and Value:

Ask your builder to point out various “splurge” and “save” areas and how they guided those decisions for the project. For example, you’ll do well to invest in a quality kitchen faucet that is frequently used and find opportunities to save with a less expensive wet bar faucet.

Functionality:

Consider the functionality of the home’s layout and ask your builder to point out on-site changes they advised, compared to the drawings. Not only does this show flexibility, but provides your builder the opportunity to demonstrate how they pay attention, communicate and have your best interests in mind, especially for things that are difficult or impossible to change later.

Cleanliness:

Take note of the cleanliness and organization of the job site both inside and out, and maybe even sneak a peek at their vehicle! A well-kept job site is a definite indication of a builder’s care, attention to detail and professionalism.
